London Entertainment Resort: All Discussion

Or maybe they do not actually exist at all.
But surely if they were looking for investors, they wouldn’t say that they had sufficient investment to fund the project to completion? Surely they’d say something like “in order to fund the project, we are currently seeking outside investment” or something like that? Why would they be seeking investment if they’ve said that they already have sufficient investment to complete the project?

I’m a little confused, I’ll admit...

I’m sure we can all agree that someone involved in this is making decent money surely or is it just the solicitors and the middle men making money from this.

That’s a decent point Matt. If you’re looking for more funding, you don’t say that you already have sufficient funding, which they just did.

I hadn't realised that they had said they had sufficient funding, interesting. I really hope that they do and this happens, but I'm still sceptical at this stage.

Surely the investor is the guy from the middle East who owns ebbsfleet United? Or at the very least somebody connected to them. It wouldn't really make much sense to be anyone else.

I don't get this project either. Disneyland Paris makes 20m profit per year on average. So this place will make less than half of that. How long will that take to recoup the 4 to 5bn investment at profits like that?

There's clearly something going on here we don't know about yet. Nobody invests that much capital for such a small R.O.I.

You could build a ton of houses on that plot of land and make far more money given how close it is to London than what a Theme Park and other entertainment venues proposed would generate.

Until it all comes out in the future I have no idea what actually it could be because any other project would of been dead and buried years ago. In my opinion it could be money laundering type venture or some way of getting the land easier and placing a lot of housing and selling for big money.

It would be amazing if it was just some rich Sheikh who has so much money and a son or daughter who is a theme park fanatic so they thought 'ah what the heck it's only 5bn I got plenty more of that'.

Sadly that's not that realistic is it?

There's more to this than we know. There must be some obscene shady deal behind it somewhere. Nobody who has a sound business mind would invest 5bn into an industry that simply doesn't make massive profits. You could invest that money far quicker and easier and make much more money.

We might never find out though.

Even if you look down the list of billionaires in the world the most realistic ones who have even ounce of chance of being connected to this project don’t have the realistic opportunity of throwing 5bn at a vanity project. Any investor who apparently is involved in this project I’d be interested to know what their actual thinking is because throwing 5-10bn on a project without a realistic timeline of when the investment will eventually payback is crazy.

Several lifetimes judging by basic research into what a park like Disneyland Paris makes. And this park won't get the numbers Disney does either let's not forget.

This has to be a vanity project or it's a sweetner for something else much more lucrative for them off the back of it.

This is why you don't get many mega parks built from scratch. Most parks start off relatively small and grow over time and some then become mega parks.

I think this is still 98% unlikely to happen so we may never find out the real reasons for the 'investor' wanting to do this.

Well a billionaire heir just had Sunderland football club brought for him and he wants to get them back into the premiership.
So this could be the same thing a billionaire could have 5 billionaire just lying in banks and he wants his family members to run the park for him.

Difference is he hasn’t threw billions into a unknown venture he probably only spent about 25-50m. But with football long as the strategy works you could see a return on that investment within a couple of years, now compare to that to putting 5-10bn on a theme park where you wouldn’t see a return on the investment in your lifetime.

The only way I could see this as a vanity project is if someone wanted to leave a legacy. Create something, that if successful would outlive them.
Or in the case of Disney as a place to experiment with new ideas (but you wouldn't pick land as expensive as London to do that).

But I highly doubt it's a vanity project. Too corporate and sticks too close to what people expect a leisure site to be for it to be one mans vision.

Aren't they planning a live entertainment / concert venue on site too?

That's another interesting aspect to all this and also very questionable. London isn't far away and has plenty of famous and well loved concert venues.

And can you imagine the traffic from the theme park dieing down and then picking up again because (insert latest pop group) are on that night.

I love the ambition of this whole thing but it still reads like pure fantasy.

I guess the idea would be that people go to the theme park during the day, stay for the concert in the evening and then stay in the resort hotels overnight before heading back the next day. Could possibly sell some all inclusive package for hotel stays including park and concert tickets.

I do agree that it’s all a bit unlikely though when we realistically look at the situation.

Slightly bizarre news article from Kent Online today about cruise ships being used to house workers during construction. It's quite a long article so I won't quote it all but the suggestion is this would help with pressures on local accommodation with 50% of workers expected to be from outside the area. Workers would be ferried to and from the ships at the start and end of their shifts.

Cruise ships considered to house London Resort theme park workforce at Tilbury in Essex

Cruise ships could be used to house thousands of construction workers needed to build the UK's largest theme park in Kent.

London Resort bosses are considering plans to hire two vessels, which would be docked in the River Thames at Tilbury in Essex, to accommodate workers during the six-year build of the £2.5bn park on the Swanscombe Peninsula.

The mammoth workforce is expected to create "excessive pressure" on temporary accommodation and increase housing demand in Gravesham, Dartford and Thurrock with up to 50% of workers expected to come from out of the areas.

London Resort Company Holdings (LRCH), the company behind the theme park dubbed Britain's Disneyland, says it has been approached already by several ferry and cruise companies offering to lease or sell ships and is seriously considering the plan.

Considering plans...I'm seriously considering plans to build a twenty mile monorail from the M6 to the Towers to avoid the congested roads on the way in and out.
